A project manager is assigned to each project. The project manager administrates the project by soliciting construction bids, negotiating and preparing subcontracts and purchase orders, tracking costs, evaluating and presenting options, reviewing subcontractor invoices for accuracy, etc.
The project manager also supervises construction, prepares and tracks a comprehensive construction schedule, coordinates the subcontractors’ work, prepares and sends RFI’s (requests for information) to the appropriate design or engineering consultant and distributes that information to the appropriate subcontractors or vendors.
The project manager also fields technical questions from the owner, design / engineering consultants or subcontractor and poses practical solutions to design conflicts, etc. In summary, the project manager conducts the day-to-day construction.
